Property Intelligence
Property Intelligence
Property Intelligence analyzes each property using satellite imagery and public data to detect landscape features and suggest relevant services. It helps you spot cross-sell opportunities you might miss on a site visit alone.
Requirements
- Property Intelligence must be enabled on your plan.
- The property must have a valid address with coordinates (latitude/longitude). If coordinates are missing, you'll be prompted to re-save the address.
What gets analyzed
When analysis runs, the system examines satellite imagery and available data to produce these measurements:
- Lot size — total property area in square feet (from parcel data).
- Building footprint — estimated building area from roof data.
- Estimated lawn area — calculated from lot size minus building, adjusted by detected ground cover.
- Estimated hardscape — driveways, patios, walkways (complement of lawn area).
- Pool detected — whether a swimming pool is visible in imagery.
- Trees detected — whether significant tree cover is present.
- Tree canopy percentage — estimated percentage of the lot covered by tree canopy.
- Hedges detected — whether hedges, bushes, or shrubs are visible.
- Est. Visit Time — a time estimate for a typical service visit based on lot size, lawn area, and detected features.
Lot size and building footprint come from deterministic data sources and are not AI-generated. Lawn, hardscape, pool, trees, hedges, and visit time are derived from AI analysis and carry an AI badge.
How analysis runs
Automatic analysis
Properties are analyzed automatically in these situations:
- First visit — the first time you open a property page that hasn't been analyzed yet, analysis starts automatically. You'll see a skeleton loader with an estimated wait time (~10–20 seconds).
- Smart refresh — when you revisit a property whose analysis is stale (older than the refresh threshold), the system re-analyzes in the background. A "Refreshing" badge appears while it runs; the existing data stays visible underneath.
- Property create/edit — when you save a new property or change its address, the analysis is queued automatically for the next time the property is viewed.
- Web leads — properties from Web Lead Estimates are analyzed automatically when the lead is submitted.
Manual analysis
You can always click Re-analyze on any property to force a fresh analysis. A skeleton loader shows progress while it runs, and results update in place without a full page reload.
Smart refresh reasons
The system records why each analysis ran — for example:
- Manual — you clicked Analyze / Re-analyze.
- Smart refresh — imagery or intelligence was stale and eligible for an automatic upgrade.
- Low-confidence retry — previous measurements relied on fallbacks and merit another pass.
- Web lead — the property arrived through an instant estimate flow.
Rules vs AI arbiter
Measurements blend deterministic sources (parcel boundaries, footprints) with vision models. When advanced interpretation is available, an arbiter step may choose recommendations; if not, the pipeline falls back to rules-based suggestions — you still get usable recommendations, sometimes with lower novelty.
Reading the results
- Confidence scores — each measurement shows a confidence level. Low-confidence values (below 60%) are marked with a tilde (~) to indicate they should be treated as estimates.
- Seasonal notice — if satellite imagery was captured during leaf-off season (winter), tree and hedge detection may be understated. A banner explains this when it applies.
- AI notes — when available, a short AI-generated summary explains the analysis rationale.
- Imagery tabs — view the satellite image and street view photo used in the analysis.
Confirm or correct detections
Below the analysis tiles, staff members with analysis permission can confirm or correct AI detections for pool, trees, and hedges. Click Yes or No next to each feature to record your override. Overrides are saved immediately and a checkmark appears to confirm.
When the AI flags a detection as low-confidence, a warning banner prompts you to verify. Confirmed overrides improve recommendation accuracy for that property.
Service recommendations
Based on the analysis, the system suggests services from your catalog that match the property and that the customer hasn't already purchased. For example:
- Large lawn area → mowing, aeration, fertilization, irrigation
- Pool detected → pool service
- Significant tree canopy → tree service, leaf cleanup
- Hedges detected → hedge trimming
- Large hardscape → pressure washing, salting
Each recommendation shows a relevance score and a reason (e.g. "~2,400 sq ft lawn detected"). You can select one or more recommendations and click Create estimate with selected to pre-fill an estimate directly from the property page.
Recommendations also appear as suggested-service chips on the job, estimate, and invoice forms when a property with intelligence data is selected.
Pricing suggestions
When a property has been analyzed and your account has pricing history for similar properties, the Pricing Suggestions section shows market-informed price ranges for relevant services. These are based on historical estimates and jobs for properties with similar characteristics (lot size, features, location).
Estimated visit time
The Est. Visit Time tile estimates how long a typical service visit would take based on the property's lot size, lawn area, detected features, and hardscape. Use it as a starting point for scheduling — actual times will vary based on the specific service, equipment, and crew.
Portfolio Intelligence dashboard
The Portfolio Intelligence dashboard (available under Growth Tools) gives you a bird's-eye view across all your analyzed properties:
- Totals — how many properties are analyzed, and aggregate counts for pools, trees, and hedges.
- Seasonal opportunities — campaigns suggested based on the current season and your portfolio's property features (e.g., leaf cleanup in fall for properties with heavy canopy, pool service in summer).
- Recent changes — properties where the AI detected changes since the last analysis.
- Service gaps — property feature categories where you may have untapped cross-sell potential.
From this dashboard you can launch targeted campaigns to the right customers.
Daily analysis limit
Each account has a daily cap on property analyses based on your plan tier:
| Plan | Daily limit |
|---|---|
| Starter | 50 |
| Pro | 100 |
| Business | 200 |
If you reach the limit, you'll see a message and can try again the next day. The counter resets at midnight UTC.
Customer-level rollup
On the customer detail page, a summary shows how many of that customer's properties have been analyzed, along with the top cross-sell opportunities aggregated across all their properties.
Troubleshooting
"Missing coordinates" error when I click Analyze. The property address needs to be geocoded. Edit the property, re-enter the address, and save. The system will attempt to geocode it.
Analysis completed but some data is missing. This is a partial result — some data sources may have been unavailable. A warning banner explains what couldn't be retrieved. The available data is still saved and usable. Try re-analyzing later for a more complete result.
"You've reached today's analysis limit." Your account has hit the daily cap. Wait until the next day for the counter to reset, or contact support if you need a temporary increase.
Recommendations don't match my service catalog.
Recommendations are matched to your services by name and recommendation_tag. Make sure your service catalog has services with tags that correspond to the detected property features (e.g., pool_service, tree_service, hedge_trimming).
